But I also noticed something else.

Most pickleball experiences end too quickly.

You play, maybe grab lunch, then everyone goes home.

The court creates the connection, but the experience stops right when people are starting to enjoy it.

I started wondering:

What if the experience did not have to end?

What if there was a private place where a group could stay together, play together, rest together, and come back year after year?

That idea became Kaizen Pickleball.

Not a regular short-term rental.

Not a house with a court added to the backyard.

A private pickleball resort, built around the way people actually want to spend time together.

I have spent more than 32 years in real estate development. Over that time, I have learned something simple:

The best real estate is not just about the building.

It is about demand.

It is about location.

It is about use.

And it is about creating something people want enough to return to.

That is what made Kaizen different to me from the beginning.

It brings together three things I believe are powerful on their own, and even stronger together:

Pickleball.

Real estate.

Subscription-style access.

The first Kaizen property opened in Blue Ridge, Georgia on April 13, 2026.

It is a 4,480 square-foot private retreat with a climate-controlled indoor pickleball court, space for up to 8 guests, a chef-grade kitchen, a large outdoor patio, a hot tub, and a sauna.

But the building itself was only part of the question.

Would people understand the experience?

Would they see it as something worth traveling for?

Would they want to come back?

The early answer has been stronger than I expected.

The first year is already nearly sold out.

Of the first five guest groups we hosted, four booked another stay while they were still at the property. One group booked two additional trips before leaving.

That told me something important.

People did not just like the house.

They wanted to return to the experience.

To the private court.

To the time with their people.

To a place built for play, rest, and connection.

Since opening Blue Ridge, guests have started asking a new question:

“Where are you building next?”

Some have even asked how they could invest in future locations.

That is when I knew this could become much bigger than one successful property.

The next step is to build a small portfolio of Kaizen locations in strong travel markets across the country.

Each property will be built around the same core idea:

A private resort where groups can stay, play, relax, and return.

Over time, we are also building toward a repeat access model.

Our Founders Club is designed to give guests limited annual access, preferred pricing, and the first right to return to the same dates the next year.

That matters because the goal is not just to fill a calendar one booking at a time.

The goal is to build a community of people who come back.

Year after year.

Location after location.

That is the bigger vision behind Kaizen.

Pickleball creates the spark.

The Expansion Plan

Blue Ridge is the first property.

The next chapter is to build a small portfolio of Kaizen locations in strong travel markets across the country.

The current plan is to develop four additional pickleball resort properties over the next three years.

Near-term markets under review include:

Scottsdale, Arizona

The Catskills, New York

Naples, Florida

Each location will be chosen carefully.

We are looking for markets with strong travel demand, active pickleball communities, high-income guests, and room for a private resort experience that feels different from anything else in the area.

Longer term, the vision is to build Kaizen into a national network of private pickleball resorts.

Not hundreds of locations.

Kaizen Pickleball is led by Chip Bulloch, a real estate developer with more than 32 years of experience.

Over his career, Chip has helped lead site selection, zoning, permitting, construction, and operations for more than 300 cell tower projects across the United States.

He has also completed six exits totaling $60 million in tower assets.
